The project consists of a 220,000 square foot multi-level mixed-used development providing retail, dining and parking while overlooking the Long Beach Marina and Alamitos Bay. Subsurface conditions consist of compressible clay and liquefiable sand layers with groundwater at 10 feet. Impact Geopier RAPs were used to reduce compressibility of the clay and to mitigate liquefaction settlement in the sandy soils.

The Centerpointe apartments in Irvine, CA include a 2 level podium parking structure with 4 levels of wood framed apartments above. Soil conditions include interbedded layers of silty sand, clay and silt. GP3 Geopier Rammed Aggregate Piers (RAP) were used to increase the allowable bearing capacity up to 6,000 psf while maintaining the total static settlement to less than 1 inch. Increased bearing capacity allowed for smaller spread footings and reduced concrete and steel costs.
